Steps for Custom Homes
Whether you're renovating, adding on or building a new home, it's an exciting event! We at Braden Enterprises follow a four phase design/build process
Phase #1 - An initial meeting is scheduled with Michael Braden to discuss ideas for floor plan, desired finishes, and proposed budget. We will most likely visit your home or new home site and/or a review of any existing plans - yours or ours. If you don't have a design in mind our award-winning architect Voykan Potulic will assist you.
Phase #2 - A second meeting is then scheduled with Michael to review draft plans. We will also review and propose estimated costs for your home. If you like the proposal and wish to proceed to construction plans, you will sign a design agreement which covers home design, engineering, building plans, Homeowners' Association Design Review submittal fees (if applicable), scale model of home (if applicable), native plant inventory, and city plan review fee. A deposit payment of approximately 25% of estimated costs for this design portion, is required with the signed design agreement. Changes to floor plans in excess of one additional 2 hour meeting will be billed on a $200 per hour basis; for either Michael's or the draftsman's time. Payment for additional time will be made prior to review of requested changes.
Phase #3 - After the design agreement has been signed and deposit paid, together we will begin the "filling-out" phase which includes interior and exterior finish selections (cabinets, tile, granite, plumbing fixtures, appliances, etc.) Once building plans are completed and submitted to the City (or County), we will bid out every aspect of the home to verify the cost of construction estimation made during Phase #1 and #2. You will then sign a separate construction agreement and make an additional deposit of approximately 15%. Please plan for the City to take anywhere from 60 to 90 days to complete their plan review.
Upon receipt of the building permit, we will begin construction. Before construction starts, we will provide you with a complete specification book including but not limited to copies of pictures of all appliances, light fixtures, ceiling fans, plumbing fixtures, bathtub and shower surround designs.
